Channel 1 — It qualifies. We find the fix. If it becomes bankable, it goes straight back to you as your paper, with your borrower, on your commission.

Channel 2 — It doesn't. If it can't be made bankable, Origins can fund it — and you're paid a 25-basis-point referral fee at close. You keep the relationship.

The property is a geodesic dome short-term rental on approximately 11 acres in a rural market. The requested financing is $328,000 (80% of $410,000 acquisition price). Base-case DSCR of roughly 1.13x. We were not able to find sufficient comparable sales to support the $700,000 estimated ARV, and the repair estimate and property description do not align.
